How to Make a Maintenance Request

Filling out a maintenance request is very easy. Simply contact the person on your lease by calling the designated maintenance staffer. If you don’t receive a timely response from maintenance within two weeks, call the designated owner contact, also listed on the lease.

Maintenance Request vs. Emergency  

When do you fill out a maintenance request versus calling for an emergency repair? It comes down to urgency. Minor issues require a maintenance request. Urgent situations demand immediate attention. It comes down to your safety and the safety of your family.

Routine Maintenance Request

Include relevant details, such as the location of the issue and any unusual sounds or smells. Emergency requests should be handled immediately through the emergency number listed on your lease.

Plumbing and Water Issues

  • Burst or leaking pipe causing flooding
  • Overflowing toilet that won’t stop running
  • No running water in the apartment
  • Sewage backup or strong sewer smell
  • Major water leak from ceiling or walls
  • No hot water in the entire unit

Electrical Hazards

  • Power outage affecting only your apartment (not the entire building)
  • Exposed or sparking electrical wires
  • Burning smell coming from outlets or electrical panels
  • Smoke or sparks coming from an appliance or breaker box
  • Flickering or failing lights due to electrical failure

Heating & Cooling Failures

  • No heat in freezing temperatures (below 55°F)
  • No air conditioning during extreme heat (above 90°F)
  • Gas furnace emitting a strong gas odor

Fire & Gas Leaks

  • Fire or smoke in the apartment (call 911 first)
  • Strong gas smell inside the unit (leave immediately and call maintenance or gas company)
  • Carbon monoxide detector going off (evacuate and call emergency services)

Structural & Security Issues

  • Front apartment door won’t lock or close properly, creating a security risk
  • Broken or shattered window causing an immediate safety hazard
  • Ceiling collapse or large falling debris inside your apartment
  • Broken stairs or railing in the building, creating a fall hazard

Severe Pest Infestations

  • Large infestation of bed bugs, rodents, or aggressive pests causing immediate health risks to you or your family
