Premises and Occupancy
- You’ll have an apartment for residential use for the length of your lease.
- Only the listed occupants can reside in the apartment.
Lease Term
- We sign leases for six months, nine months, and 12 months. You’ll have flexible lease terms if you’re a student or just in town for seasonal work.
- The initial lease term starts on a specified date and ends on another specified date. Any changes to lease must be made in writing with 30 days notice.
- Renewal options include month-to-month, 6-month, or 12-month terms. You’ll have flexibility if your situation changes.
Rent and Payments
- Rent is due on the first of each month, payable by credit card or digital payment. Our payment portal provides a receipt.

Pets
- Up to two pets are allowed with the landlord’s approval and compliance with the pet policy agreement. Additional pet rent and fees apply. The most common pet fee requests are for dogs and cats.
Termination and Renewal
- Tenants can terminate the lease early by paying a termination fee equivalent to two months’ rent. There must be a 30-day written notice to terminate the lease, per Missouri law.
- The lease can be renewed according to the terms in the Lease Renewal Addendum.
Rules and Regulations
- Tenants must comply with all community rules and regulations, including noise control, no smoking, and maintaining cleanliness. If there are any reports or issues, we may discuss them with you.
Default and Eviction
- Non-payment of rent or other material breaches can lead to eviction proceedings. Tenants are responsible for enforcement costs incurred by the landlord. Evictions will follow Missouri law.
Miscellaneous
- If the premises are sold, the lease may be terminated with 60 days’ notice.
- Tenants must provide proof of renter’s insurance covering personal property and liability in the event of fire, flood, or other disasters if they want to cover their personal items in the apartment.
Additional Agreements
- Separate agreements for drug-free housing, pet policies, and smoke alarms are included as part of the lease.

1. Shorter Lease Agreements
An additional monthly fee for tenants opting for shorter lease terms at the current market rate. This is only if it’s different from an ordinary initial lease, such as going month-to-month. This is to mitigate someone moving out at the end of a month-to-month period.
2. Pet Fees

You are responsible for electric and water/sewer utility bills. Liberty Electric is the local electric company that provides electricity to our area. Water and sewer are paid through Webb City. If you want internet or Wi-Fi, as well as any cable TV, you’ll need to have a company for that too. There are multiple providers for internet and cable, some of which can be bundled together for cost-effectiveness.
4. Maintenance Costs
If there is damage beyond normal wear and tear, tenants are responsible for the costs of maintenance and repairs. For example, you hang your flatscreen TV on the wall, and it accidentally pulls the nails or screws out of the wall, causing a larger-than-normal hole that has to be patched later.
5. Unauthorized Tenant Charge
A fee of $300.00 per month is charged for each unauthorized person residing in the unit. This is in addition to your rent.
6. Non-Refundable Sanitation Fee
A sanitation fee is required before occupancy. This is so we can spruce up your unit for the next tenants after you move out. This is also included in your security deposit. This fee is designed to make sure the next tenant has a nice place to stay as soon as they move in.
7. Security Deposit
Everyone must pay a security deposit to cover potential damages beyond normal wear and tear. If you keep your place neat and tidy, you can get your security deposit back when you move out. Just a little extra effort can keep your place looking great. We’ll do a walkthrough before you move in to note any wear and tear already present, and then we’ll do a walkthrough when you move out to note any differences.
8. NSF (Non-Sufficient Funds) Fee
We process all payments electronically. If we can’t process a payment through your chosen electronic payment system, you will be assessed a $25.00 fee for insufficient funds. We may start collection procedures at some point, which could also add fees to your rent.
Paying Rent at Our Apartments in Webb City, MO
Rent is due on the first of each month. You will have a four-day grace period, until the 4th of the month, to pay the rent for the upcoming month. For instance, September’s rent is due on September 1. If not paid by the end of day on September 4 you will owe September’s rent plus a late fee.
The late fee starts at $50 if rent is not paid in full by the 4th day of the month. After that, the late fee is $5.00 for each additional day until the rent is fully paid. Please pay your rent on time! We are flexible within four days of the first day of the month, giving you plenty of time. If you have to make a different arrangement, please talk to us as soon as you can. Communication is the key to this!
Pay rent through our digital platform, called RentPayment. You’ll need to create an account with this portal. It’s secure, and you’ll receive a receipt upon payment. You can set up alerts with the system for email messages to let you know when rent is coming due.
